Located on the Encinal Basin in Alameda with views to downtown Oakland, Regatta Commons is an existing office campus TGP was tasked with refreshing for perspective tenants.

Improvements to the street frontage and framing views to the building provided better presentation of the building from the main entry to the site. The access road was improved to provide an more dramatic entry into the site that strategically places accent walls and planting to frame the views through the site. The entries to the buildings were upgraded with elegant paving, seating areas, improved pedestrian circulation, and drought tolerant planting. Existing trees were carefully selected for thinning or replacement to allow better natural lighting and views through the site..
