This project comprises residential units stacked above retail space with graceful podium gardens. The urban living theme is strongly evoked by the architecture, and the landscape design seeks to reinforce and develop that imagery through careful choices of plan forms and plant material. These include lawn courts for passive recreation uses, classical fountains with a modern touch, terra cotta pots, and rich paving materials for the strong network of pedestrian ways on and off the structure.

We also established an urban street character on the newly created Elm and Franklin Streets as well as a new streetscape standard for El Camino Real.
